Welcome to 1MProperty. These Terms of Service ("Terms") govern your access to and use of our platform, which connects buyers, sellers, renters, and landlords across Canada, Nigeria, Ghana, and South Africa.
By accessing or using 1MProperty, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use our platform.
1. Acceptance of Terms
By creating an account, accessing, or using any part of 1MProperty's services, you:

- •Confirm you are at least 18 years of age
- •Have the legal capacity to enter into a binding agreement
2. User Accounts
Account Registration

Notify us immediately of any unauthorized access or security breach. You are solely responsible for any losses resulting from unauthorized use of your account.
Account Termination

3. User Responsibilities
As a user of 1MProperty, you agree to:

- •Not use the platform for illegal activities or fraud
- •Not post discriminatory, offensive, or harmful content
- •Not attempt to scrape, hack, or compromise platform security
- •Comply with all applicable local, state, and national laws
4. Landlord Obligations
If you list properties on 1MProperty, you represent and warrant that:
- •You have legal authority to rent or sell the property
- •All property descriptions, photos, and pricing are accurate
- •You comply with fair housing laws and anti-discrimination regulations
- •You will respond to inquiries in a timely and professional manner
- •You will update listings promptly when properties become unavailable
5. Renter Obligations
If you apply for properties through 1MProperty, you agree to:
- •Provide accurate information in your renter application
- •Upload authentic documents (ID, proof of income)
- •Communicate professionally with landlords
- •Honor viewing appointments and commitments
6. Payments and Fees
Listing Fees
Landlords pay a one-time fee of $19.99 USD to publish a property listing. This fee is non-refundable once the listing is published.
Payment Processing
All payments are processed securely through Stripe. We do not store your payment card information. You agree to pay all fees and applicable taxes.
Rental Agreements
1MProperty is not a party to any rental agreement between landlords and renters. All rental payments, deposits, and lease terms are agreed upon directly between parties.
7. Platform Services
1MProperty provides an online platform to connect landlords and renters. We:
- •Facilitate property listings and searches
- •Enable communication between users
- •Provide tools for applications and verifications
- •Offer optional landlord verification services
We do not guarantee property availability, quality, safety, or legal compliance. We are not responsible for the conduct or representations of users.
8. Disclaimers and Limitation of Liability
No Warranty
The platform is provided "AS IS" without warranties of any kind. We do not guarantee uninterrupted, error-free, or secure service.
User Content
We are not responsible for user-generated content, including property listings, applications, or communications. Users are solely responsible for the accuracy of their information.
Third-Party Links
Our platform may contain links to third-party websites. We are not responsible for their content, privacy practices, or services.
Limitation of Liability
To the maximum extent permitted by law, 1MProperty shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of the platform. Our total liability shall not exceed the amount you paid for services in the past 12 months.
9. Intellectual Property
Platform Content
All content, features, and functionality of 1MProperty (including text, graphics, logos, and software) are owned by 1MProperty and protected by copyright, trademark, and other intellectual property laws.
User Content License
By posting content (property listings, photos, applications), you grant 1MProperty a non-exclusive, worldwide, royalty-free license to use, display, and distribute your content for platform operations.
Copyright Complaints
If you believe content infringes your copyright, contact us with details. We will investigate and remove infringing content as appropriate.
10. Dispute Resolution
1MProperty is not a party to disputes between landlords and renters. Any disagreements regarding rental terms, property conditions, or payments must be resolved directly between the parties.
For disputes with 1MProperty regarding these Terms or platform services, you agree to first attempt informal resolution by contacting us. If unresolved, disputes shall be governed by the laws of the jurisdiction where 1MProperty is registered.
11. Indemnification
You agree to indemnify and hold harmless 1MProperty, its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including legal fees) arising from:
- •Your violation of these Terms
- •Your use or misuse of the platform
- •Content you post or share
- •Your interactions with other users
12. Changes to Terms
We reserve the right to modify these Terms at any time. We will notify users of significant changes via email or platform announcement. Your continued use of 1MProperty after changes constitutes acceptance of the updated Terms. If you do not agree to changes, you must stop using the platform and close your account.
13. Termination
You may terminate your account at any time by contacting us. We may suspend or terminate your account immediately, without prior notice, if you:

- •Engage in fraudulent or illegal activity
- •Harm other users or the platform
- •Fail to pay fees owed
Upon termination, your right to use the platform ceases immediately. Provisions that should survive termination (including disclaimers, limitations of liability, and indemnification) remain in effect.
14. General Provisions
Entire Agreement
These Terms, along with our Privacy Policy, constitute the entire agreement between you and 1MProperty.
Severability
If any provision is found invalid or unenforceable, the remaining provisions remain in full effect.
Waiver
No waiver of any term shall be deemed a further or continuing waiver of that term or any other term.
Assignment
You may not assign or transfer these Terms without our consent. We may assign our rights and obligations.
